Real Estate

DMM Management offers several levels of real estate services, such as real estate zoning, site acquisition, and lease modification.

DMM Management offers full real estate services for New Site Build (NSB), modifications, temporary solutions (including COW’s and COLT’s), special events, and any other real estate needs that our clients might have. Our real estate team has over 14 years of real estate experience doing commercial and residential transactions.

DMM Management’s real estate team can perform the following, but are not limited to:

  • Locate primary and alternative candidates within the specified search ring

  • Compile and submit comprehensive site candidate information reports

  • Negotiate and secure lease rights

  • Coordinate title searches

  • Coordinate carrier legal review

  • National Environmental Protection Act (NEPA) analysis and documentation

  • State Historical Preservation Office (SHPO) and Native American consultation

  • Acquire necessary easements and access rights

  • Facilitate site and geotechnical surveys

  • Research jurisdiction requirements

  • Construction and zoning drawings, tower and foundation designs

  • Prepare and file necessary applications

  • Coordinate and deliver all documents necessary to satisfy jurisdictional requirements

  • Maintain contact with local officials

  • Assemble expert testimony as needed

  • Attend and present at community and governmental meetings

  • Structural Analysis and modification plans

  • Apply for and deliver building permit

  • Maintain communication with architects, legal counsel, and construction personnel

Zoning

The DMM Management zoning and building permitting team have over 25 years of successful project experience. We have consistently been able to receive entitlement in many of the most difficult and restrictive jurisdictions throughout the country. The thoroughness of our Zoning Specialists, and our emphasis on combining a jurisdictional and site-specific approach for each search ring, have maintained our continued achievement rate. This proactive method ensures early identification of, and advantageous resolution response to, any issues encountered during the process. As a result, our clients experience far fewer planning concessions.

Our zoning team and/or Zoning Specialist will perform the following tasks:

  • Perform preliminary zoning analysis for the search ring.

  • Prepare and submit specific zoning analysis for the SCIP submission.

  • Attend technical site visits and address specific zoning requirements.

  • Review and redline A&E drawings from zoning perspective.

  • Meet with jurisdiction regarding specific sites and overall jurisdiction activities.

  • Prepare and submit zoning permit application.

  • Prepare and submit building permit application.

  • Coordinate any subject matter expert testimony related to either application or planning meetings.

  • Attend zoning hearings in support of application.

  • Present client case in public hearings, zoning hearings, neighborhood meetings, and any other jurisdictional meetings.

  • Obtain zoning and building permit approvals.

  • Prepare and submit any required site close-out package/documentation.

 

Site Acquisition

DMM offers a complete Site Acquisition turnkey solution for our clients that include services associated with new site builds (NSB), existing site modifications, temporary site deployment (COW, COLT, ETC), distributed antenna systems (DAS), utility sites, temporary and permanent microwave, emergency stand by generators, E-911 development, growth equipment additions, right of way (ROW) easements, existing management, and site acquisition staffing.

Lease Modification

With over 14 years of Real Estate and Lease Modification experience, DMM can provide expert services in lease rent negotiations, lease term negotiations (increasing or decreasing), site location change, base station upgrades, antenna modifications (including zoning if needed), generator adds/removals/replacements, easements (adding or changing), access (ingress/egress), coordinate A&E services, work with jurisdiction for all approvals and any other requirement relative to existing leases.
